Today
only 2% of the land in the Jackson Hole Valley is available to private
ownership and of that, two-thirds is either already developed or
preserved through conservation easements. The remaining 98% is
restricted from development through ownership by Yellowstone and Grand
Teton National Parks, National Forest, Bureau of Land Management and
Wyoming State land.
The
management team uses various databases to monitor all real estate
transactions in the Teton valley area, including the county tax records
and the multiple listing service. Through a network of local realtors,
appraisers and lenders, we are often able to buy property as soon as it
arrives on the market, sometimes even before the property is ever
listed for sale.
TL&D
Group’s strategic plan is to acquire land that can be
subdivided into smaller parcels and sold to individuals and contractors
interested in building homes. On some of the properties acquired,
TL&D Group will build tastefully appointed log homes and
conventional homes using value engineering to keep construction costs
below traditional cost per square foot in the Jackson Hole area.
Historically,
the purchase of land in the Jackson Hole area has paid high returns to
investors, however, TL&D Group intends to maximize the returns on
large parcels through the enhancement of property values by installing
roads, utilities, and lot subdivisions. Covenants, Conditions &
Restrictions (CC&R's) for the properties will be developed to
assure that all homes in the project will meet certain aesthetic design
requirements to enhance each owner's property values.
TL&D
